Deep Cleaning Companies in Dubai, Compared

There are three different business models selling the same two words in Dubai, and they are not interchangeable. This is how to tell them apart before you pay a deposit.

The three models you are actually choosing between

App and marketplace platforms. You book a slot, the platform assigns a crew, and price is usually set by hours booked rather than by the property. Strong for predictable, repeatable work and for short notice. Weaker when the job needs a defined scope, specialist equipment or accountability that survives past the booking.

Large facilities-management contractors. Built around commercial contracts and building-wide schedules. Excellent process, and residential work is often a small line inside a much larger operation, which is where site-level attention can vary.

Specialist residential contractors. Smaller, own equipment, quote per property after looking at it, and live or die on repeat work in a handful of communities. This is the category we sit in.

None of these is the right answer for everyone. A serviced two-bedroom in Business Bay on a monthly rhythm is a different problem from a handover clean on a six-bedroom villa in Emirates Hills.

Who you will come across

A realistic Dubai shortlist usually contains some mix of app-based platforms such as Justlife and Justmop; established local cleaning companies such as Emirates Cleaning Service, Royal Cleaning Dubai, Procare Cleaning Services, Helpsters Cleaning, Elite Maids, Top Mop UAE, Green Horizon, New Omniyat Cleaning, CleaningCompany.AE, Mckleenz, Ideal Cleaning Services, DubaiClean, The Healthy Home, Sanitisation specialists such as Sani Service, Golden Spotless, Bio Shield, DCS Cleaning Services, Al Rukam Cleaning Services, Neat and Healthy Cleaning, Professor Cleaning, Better Choice Pro Cleaner, Al Ahliya Cleaning Services, Loyal Clean Home and Busy Bee; and AC-led operators such as Mistral.

We are not going to grade them. Their scope, pricing and standards are theirs to state, and any table claiming to rank a whole market on one axis is marketing rather than information. What follows is the set of questions that will tell you more about any of them, including us, than a comparison chart will.

Company names on this page are listed only to reflect who buyers in Dubai commonly shortlist. We make no claim about any of their pricing, scope or standards. Each is a trademark of its owner and none of them endorse or are affiliated with Grand Emirates.

Six questions that separate the quotes

1. Is the scope written down, item by item? A price with no numbered list attached is a price for an unspecified amount of work. Ask for the checklist before you ask for the discount.

2. Is it priced per property or per hour? Hourly is honest for maintenance cleaning. For a deep clean it transfers the risk of a slow day onto you. Per-property pricing after an inspection puts that risk back on the contractor.

3. Are cupboard interiors, appliance interiors and extractor housings included? This is where most "deep clean" quotes quietly differ. See the deep cleaning checklist for what a full scope contains.

4. Are the crews employed or subcontracted? Subcontracting is not automatically bad, but it changes who is accountable when something is missed or damaged.

5. Is the company licensed and insured for the work, and can they show it? A trade licence covering cleaning does not automatically cover painting or technical work.

6. What happens if something is missed? Ask for the window and the remedy in writing. Ours is 72 hours and a return at no charge, referenced against the checklist you signed.

Where we are not the right choice

If you want a two-hour maintenance clean every Tuesday at the lowest hourly rate in the market, an app platform will serve you better and we will say so on the call. If you need a full building schedule across common areas, an FM contractor is the right shape.

We are the right call when the job has a defined end state that someone has to be accountable for: a villa deep clean, a move-out handover, post-construction dust, marble restoration or AC duct and air quality work.

Questions

There is no single best company, because the models differ. App platforms are strongest for short-notice hourly work, FM contractors for building-wide schedules, and specialist residential contractors for defined-scope jobs like villa deep cleans, handovers and post-construction work. Match the model to the job, then compare the written scope rather than the headline price.

Get every quote to state the same things: a numbered scope, whether cupboard and appliance interiors are included, whether the price is per property or per hour, whether crews are employed or subcontracted, and what the remedy is if something is missed. Quotes that refuse to be written down are not comparable to ones that are.

Per hour, usually yes. Per finished job, often not, because a deep clean priced by the hour transfers the risk of a slow day to you. For recurring maintenance cleaning the hourly model is normally the better value.

No. Residential crews are directly employed, which is what allows us to hold a written checklist standard and honour a 72-hour return at no charge.

It is quoted per property after an inspection, not per hour. Bathroom count and kitchen extractor condition move the price more than floor area does, which is why we look before quoting.

Talk to us before you shortlist.

Inspections carry no cost and no obligation. If another provider is the better fit for what you need, we will tell you so on the visit rather than after the invoice.

Request an inspection

Tell us the property. We will tell you the price.

No phone quotes. An inspection, a written list, and a price that does not move on the day. Fill this in and it reaches us complete — no back-and-forth to establish the basics.
