The Deep Cleaning Checklist

Deep cleaning has no legal definition in the UAE. Any company can use the phrase for a four-hour surface wipe — which is exactly why we work to a written list instead.

Deep cleaning has no legal definition. So most companies use that.

Ask three companies in Dubai for a deep clean and you will be quoted three different jobs at three different prices, with nothing in writing to tell you which one you actually received. The phrase does the selling. The work is whatever fits the hours somebody costed.

We published this page because the alternative is asking you to trust an adjective. Below is the entire list — all 187 points for a villa and all 96 for an apartment. It is written down before the crew arrives, it is the same document whichever crew attends, and the price is quoted against the whole list rather than against a number of hours.

At the end the supervisor walks it with you, room by room. Anything you mark is done again before the team leaves, and anything that surfaces within 72 hours brings us back at no charge. That is the whole of the standard — no scoring system, no certificate, just a list somebody has to answer for.

You are welcome to print it and hand it to another company. If they will not price against it, that tells you something worth knowing before you book.

What is included

Every part of it, written down.

187 points for a villa

every room, plus store, laundry, terrace and plant areas

96 points for an apartment

sized for tower living, including balcony and tracks

Written before we arrive

the same list whichever crew attends

Priced against the list

not against a four-hour slot

Walked and signed with you

room by room, at the end, before anyone leaves

72-hour return

anything missed is put right at no charge

Where the 187 points sit.

A four-bedroom villa with a maid’s room, a study and a terrace produces 187 checkable items. Bedrooms and bathrooms beyond the first repeat their own blocks, so a six-bedroom house runs longer and is quoted accordingly.

The checklist by community

The list is scoped at the inspection, so the point count differs by community and by property. These pages show how it applies where we work most: Palm Jumeirah · Emirates Hills · Dubai Hills Estate · Al Barari · District One · Jumeirah Golf Estates · Arabian Ranches · Downtown Dubai · Dubai Marina · Tilal Al Ghaf · Jumeirah Islands · Saadiyat Island.

Part of Luxury Deep Cleaning — quoted after an inspection and confirmed in writing before any work begins.

The 96-point apartment checklist.

Sized for tower living: fewer zones, more sand in the sliding tracks, and a balcony that collects everything the tower above it drops. This is the two-bedroom version. A one-bedroom drops the second bedroom block; a three-bedroom adds one.

Variations

What changes for a move-in, a move-out or a renovation.

The base list stays. These jobs add to it, and the additions are where most disputes with other companies begin, because they are the parts nobody costed.

Move-in

Every point is run on an empty property, which is faster, and then extended: wardrobe and cabinet interiors sanitised rather than wiped, all AC filters washed before you switch the system on, WC seats and shower heads disinfected to handover standard, and any staining, chipping or damage left by the previous tenant photographed and sent to you before we finish — so it is on record before it becomes yours.

Move-out and end of tenancy

Run against what a landlord’s agent actually inspects: inside every cupboard, oven cavity and door glass, extractor filters, tracks, balcony drainage, wall scuffs, and the marks left where furniture stood. Nail holes and paint touch-ups are quoted separately under painting — we will tell you which ones an agent is likely to charge you for and which they will not notice.

Post-renovation and post-construction

Three passes, not one. Fine gypsum and cement dust resettles for days after the first clean, so a single pass looks finished and is not. Pass one removes bulk debris and cement haze; pass two, after the dust has resettled, does the surfaces again; pass three is the detail — tracks, grilles, skirting, light fittings and glass. Paint spots and adhesive residue are removed by hand rather than scraped. Anyone quoting this as a single visit has not done it before.

Annual or spring reset

The full list plus the things worth doing once a year rather than every time: curtains taken down and cleaned, mattresses and upholstery hot-water extracted, stone floors assessed for etching, the water tank drained and disinfected, and the AC system inspected properly before the summer load starts.

Order of work

After a sandstorm, in order.

A shamal puts fine dust into a sealed home through window tracks, door thresholds and the AC return. Cleaning in the wrong order moves it around rather than removing it. This is the sequence we work in, and it is worth following even if you are doing it yourself.

  1. Leave the windows shut. Do not air the house out until the outside dust has settled, usually a day.
  2. Change or wash the AC filters first. Running the system on a loaded filter pushes dust through every room you are about to clean.
  3. Vacuum the window and door tracks before opening anything. Opening a slider first grinds the sand into the rollers.
  4. Work top down: cornice, light fittings, fan blades, shelf tops, then furniture, then floors.
  5. Dry-dust or vacuum before any water. Wet cloths on fine sand make mud, and mud stains grout.
  6. Balcony and terrace last, including the drainage outlets, or the next rain brings it back inside.
  7. Then soft furnishings, which hold what settled while you worked.

If the house has been shut through a storm with the AC running, the ducts are usually where the dust ended up. That is a separate job, and no amount of surface cleaning substitutes for it.

The edges of the list

What is deliberately not on it.

A checklist is only useful if its edges are honest. These are excluded from a deep clean, and we would rather you knew now than found out on the day.

  • Duct interiors. We clean grilles, diffusers and the visible duct mouth. Cleaning the run itself needs rotary brushing and HEPA extraction — quoted separately.
  • Marble restoration. We clean and detail stone. Scratches and etching need diamond honing, not a stronger chemical, and a cleaner who tries is a cleaner who will damage your floor.
  • Upholstery and carpet extraction. Vacuuming is on the list. Wet extraction is a different machine and a drying time.
  • External facade and high-level glass. Anything requiring rope access or a cradle is separate, permitted work.
  • Repairs. If a deep clean uncovers a leaking trap or a failed fitting we report it and quote it under technical services. We do not fix things quietly and bill you for them.
  • Decluttering and disposal. We clean around and behind your belongings. Deciding what goes is yours; bulk removal is arranged on request.
  • Anything already damaged. Worn stone, perished seals, grout stained past recovery. We test first and tell you in writing where a surface will not come back, rather than take the booking and disappoint you.
Time on site

What running the whole list actually takes.

These are the hours the list needs, not the hours a job is usually quoted at. Where a quote you have received is materially lower, the difference is almost always in scope rather than in efficiency.

We do not publish fixed prices, because condition varies more than size does — a lightly used four-bedroom and a four-bedroom after two years of tenants are not the same job. Every price is fixed in writing after an inspection and does not move on the day unless you ask for work outside the agreed list.

Before you book anyone

Five questions to put to any company you are quoting.

Including us. If the answers are vague, the quote is not comparable to any other quote you hold, whatever the number at the bottom says.

  1. Will you send the checklist before the crew arrives? A company working to a list has one written down already. A company that offers to describe it on the phone does not.
  2. Are the cabinets and the oven emptied, or wiped? This single answer separates a deep clean from a strong regular clean more reliably than any other question.
  3. Are the fridge and washing machine pulled out? If not, the two dirtiest floor areas in the property are not being cleaned.
  4. How many hours, and how many people? Multiply them. Compare that number against the table above rather than comparing prices.
  5. Who signs it off, and what happens if something was missed? A named supervisor and a stated return window, or a call centre and a hope.

We wrote a longer version of this, with the pricing models the market uses and where each one hides scope, in our guide to choosing a cleaning company in Dubai.

Questions

Answered plainly.

Yes. Ask at the inspection and the supervisor leaves a printed copy, or message us on WhatsApp and we will send it the same day. There is nothing to fill in and nothing to sign up for. You are welcome to price it with another company.

Yes. It is the same document whichever team attends, which is the point of writing it down. It is also what we train against internally and what a re-clean is judged on.

Those points come off and the price comes down. No majlis, no maid's room, no pool deck — the list is scoped at the inspection and you see the version that applies to your property before you agree a price.

Tell us at the inspection and we remove it in writing. Clients commonly ask us to leave a study, a locked store or a child's room untouched. What we will not do is quietly drop items to fit a lower price.

We photograph the completed list room by room and send it the same day. The 72-hour return still applies from when you see it, not from when we left.

It depends on size and condition, which is why we do not publish rates. Call or WhatsApp for an inspection — we walk the property, agree the scope against this list, and confirm a fixed price in writing before anything begins.

Because the list takes longer than the quote most companies work to. A crew given four hours for a nine-hour job will finish the visible surfaces and leave, and no amount of supervision changes that arithmetic. If the lowest number is what matters most, we will say so honestly and point you elsewhere.

Yes. Non-toxic, biodegradable and low-residue throughout, chosen so a surface is safe for a crawling child within the hour. Where something stronger is genuinely required — heavy limescale, commercial kitchen degreasing — we tell you in advance and schedule it when the space is empty.

No. Emptying, cleaning and repacking is on the list. It helps if valuables, documents and anything fragile are put away, and if you tell us at the inspection about surfaces that need particular care.

Twice a year for most apartments, three times for villas with outdoor space, and always before a move-in and after a renovation. Homes with young children, pets or allergy sufferers benefit from quarterly, mainly because of the soft furnishings rather than the surfaces.

Regular cleaning maintains what is visible. Deep cleaning empties cabinets, pulls out appliances, treats oven cavities and both door panes, descales and scrubs grout, clears window tracks and washes AC return grilles. It is measured in checklist points rather than in surfaces wiped.

Monday to Saturday, 9:00 am to 6:00 pm, and Sunday, 11:00 am to 4:00 pm. WhatsApp messages outside those hours are picked up at the start of the next working period.
