Floor Cleaning & Care in Dubai

Almost all floor damage we are called to fix was caused by cleaning, not by use. One acidic product on a stone floor, or one steam mop on engineered timber, does more harm than a year of foot traffic.

By material

What each floor can and cannot take

Porcelain and ceramic

Tolerates a strong alkaline clean and machine scrubbing. The dirt is almost always in the grout rather than the tile, which is why mopping stops working.

Marble, limestone and travertine

Acid-sensitive. Neutral chemistry only. Vinegar, lemon and most supermarket floor products etch these permanently — see marble polishing for restoration.

Granite and quartzite

Harder and more forgiving, but a dull granite floor is usually residue build-up rather than wear and cleans back without abrasion.

Terrazzo

Behaves like marble with an aggregate that cuts at a different rate. Honed and polished, never acid-cleaned.

Vinyl, LVT and PVC

Cleaned neutral, never steamed. Heat lifts the adhesive at the seams and the plank edges curl.

Wood, parquet and laminate

Damp, never wet, and never steam. Water at a laminate joint swells the core and there is no way back from that.

Concrete and epoxy

Machine scrubbed. Epoxy scratches under the wrong pad grade, so the pad matters more than the product.

Grout, and why mopping stops working

The part that actually holds the dirt

Why it greys

Grout is porous and sits below the tile surface. A mop passes over it and pushes soil into it. Nothing changes until it is agitated mechanically.

Scrubbing

Line by line with the correct brush and dwell time. This is the single most visible improvement available in most kitchens and bathrooms.

Whitening and recolouring

Where scrubbing leaves grout that is stained rather than dirty, it can be recoloured. Quoted separately and honestly.

Sealing

After cleaning, not instead of it. Sealer slows staining. It does not prevent it and it does nothing for grout that is already discoloured.

Cement and grout haze

Post-construction residue that looks like a permanent film. It comes off with the correct treatment and does not respond to ordinary cleaning at all.

Questions

Answered plainly.

Usually, and where we cannot we test a hidden area before committing. Getting this wrong is the expensive mistake in floor care.

Where the material allows. Rotary and orbital machines on hard floors, and hand detailing at edges and thresholds where a machine cannot reach.

Yes, where a previous contractor left a polymer coating. It has to come off before anything else can be done properly.

Same day for cleaning. Restoration work such as honing needs 24 hours before furniture returns.

A pH-neutral cleaner, and nothing else, on any stone floor. That single rule prevents most of the damage we are called to repair.
