Three ways maintenance is sold
Annual maintenance contracts. A fixed yearly fee covering scheduled visits plus a defined set of call-outs. Good value if the inclusions are real and the exclusions are short. Read the exclusions first, not the inclusions.
Pay per call-out. Simple and honest for a property with few issues. Expensive if something systemic is wrong.
Bundled home-care packages. Cleaning, AC and handyman work under one provider. Convenient, and only as good as the weakest trade in the bundle.

What to check before signing an annual contract
What counts as a call-out and what counts as a project. Most disputes start here.
Whether parts and materials are included. Usually they are not, which is fine as long as it is stated and the markup is known.
Response times, in writing, with a definition of emergency. A four-hour response that only applies to water ingress is not a four-hour response.
Whether AC coil and duct work is included or only filter changes. These are very different jobs. See AC duct cleaning and indoor air quality for what a full clean involves.
Who holds the licence for each trade. Electrical and plumbing work carries specific licensing requirements in Dubai.

It depends on the exclusions rather than the price. A contract with a short exclusion list, defined response times and clear treatment of parts is usually good value on a villa. One with a long exclusion list is a call-out rate with a deposit attached.
Often it includes filter changes only. Coil cleaning and full duct cleaning are usually separate. Ask which of the three is covered, because the words are used interchangeably and the jobs are not.
Bundling is convenient and works well when every trade in the bundle is held to the same written standard. Ask to see the scope for each trade separately before bundling.
