Why two painting quotes for the same villa differ by three times
Paint is a small share of a painting job. Labour and preparation are the rest, and preparation is the part that is easy to leave out of a quote and impossible to see once the second coat is on.
A quote that covers masking, filling, sanding, priming bare and repaired areas, and two full coats is a different product from a quote that covers two coats. Both can honestly be described as painting. Only one of them still looks right in eighteen months.
Ask for the preparation to be itemised separately from the coats. If a contractor will not split those lines, you are comparing on price alone with no idea what you are buying.
Who you will come across
Painting in Dubai is quoted by dedicated painting firms, by technical-services companies and by home-maintenance operators, and buyers commonly shortlist across all three. Names that come up include CleanFinishers, PaintGuru, 2Painter Painting Services, Villa Painting Services LLC, OnTime Painting Services, Yalla Renovation, Dubai Fixing, Mr Fixer Home Maintenance, Al-Rahim Technical Services, New Omniyat Technical Services, JAF Technical Services and Justlife.
We are not ranking them. What matters far more than which logo is on the quote is whether the scope underneath it describes the same work.
Company names on this page are listed only to reflect who buyers in Dubai commonly shortlist. We make no claim about any of their pricing, scope or standards. Each is a trademark of its owner and none of them endorse or are affiliated with Grand Emirates.
What a complete painting scope contains
Protection. Floors, joinery, switches, sanitaryware and fixed furniture covered before anything is opened, not after the first splash.
Surface repair. Cracks raked out and filled, nail pops treated, previous patch repairs flattened. On Dubai villas, settlement cracking around door heads is normal and needs raking rather than skimming over.
Sanding and dust control. The step most often skipped in a fast quote, and the reason a wall reads as textured under raking light.
Priming. Bare plaster, filler and any colour change need primer. Painting a dark wall light without it costs an extra coat anyway.
Two full coats, cut in by hand. Plus a stated finish level for ceilings, walls and joinery.
Making good. Site left clean, protection removed, defects walked with you before the crew leaves.
Our painting service pages state this scope per community, and it is the same scope in Palm Jumeirah as in JVC.
Occupied homes are a different job
Repainting an empty handover unit and repainting a home someone is living in are priced the same way by many contractors and should not be. Occupied work needs staged rooms, low-odour products, daily reinstatement and a crew that can work around a family. Ask explicitly whether the quote assumes vacant possession.

Answered.
Almost always because of preparation. Masking, crack repair, sanding and priming are the majority of the labour and the easiest lines to leave out. Ask for preparation to be itemised separately from the coats and the quotes become comparable.
Two full coats over a primed surface is the normal standard. A colour change from dark to light, or bare plaster and filler, needs primer as well, otherwise you pay for a third coat instead.
Yes, and it is quoted differently from vacant work. Occupied jobs are staged room by room with low-odour products and daily reinstatement so the home stays liveable throughout.
It depends entirely on the crew and the written scope, not the category. Ask both for the same itemised preparation and coating scope and compare those.
