How the UAE Building Boom Shaped Property Maintenance
A property stock built largely within a few decades, at speed, in a harsh climate, produces a maintenance profile unlike an older city.
Age concentration
Much of the UAE's housing and commercial stock was delivered within a compressed period. That means large numbers of buildings reach the same maintenance milestones at the same time — seals, silicone, AC drains and grout all age together.
Handover and fit-out
A property culture built around new handovers created service categories that barely exist elsewhere at this scale: pre-handover cleaning, snagging support, post-fit-out three-pass cleaning.
Continuous construction
Ongoing development means dust exposure is not a one-off event for most residents. A new site nearby changes a property's cleaning requirement for as long as it runs.
What it means for owners
Maintenance here is less about age and more about condition and exposure. Two identical villas on the same street can be a full day of work apart depending on how they have been used and what is being built nearby.
Everything we do is scoped against the written checklist, priced after an inspection and fixed in writing before any work begins.
Questions
Answered plainly.
Different, not less. New stock brings fit-out residue; older stock brings wear.
Because the volume of new handovers made it a routine requirement rather than an occasional one.
Materially. Fine particulate travels well beyond the hoarding and it is the most common reason a cleaning interval needs shortening.
No phone quotes. An inspection, a written list, and a price that does not move on the day. Fill this in and it reaches us complete — no back-and-forth to establish the basics.
